Most lenders hand you a pre-approval letter based on a quick review and send you out to shop. Real underwriting happens later, after you have already made offers, paid inspection fees, put down a deposit, and gotten emotionally attached to a home.

That is a terrible time to find out there is a problem with your file. By then you have already spent money you cannot get back, and sometimes you lose the home entirely.

I prepare an Itemized Fee Worksheet for every loan product you qualify for. Conventional, FHA, CalHFA, USDA, VA, Down Payment Assistance programs. Every option, side by side. I do not narrow it down for you prematurely. You will see everything.

I originate, process, and close my own loans. Your file stays with me.

This is where the education happens. We review every loan product you qualify for, line by line. I teach you how to read your Itemized Fee Worksheets so you can compare options yourself. You learn the real difference between FHA and conventional, what PMI actually costs you, how down payment assistance works, and what each choice means for your long-term financial picture.

Credit Pull and Pre-Approval Letter

Only after you have selected your loan product and explicitly authorized credit execution do I pull your credit. Your pre-approval letter is issued within 24 hours. Because I have already pre-underwritten your file, this letter means something. Realtors and sellers know that a pre-approval from The Loan Lady Club is backed by real underwriting.

Imagine that your initial quote looks just like your final quote. This is not typical in my industry. It is how I operate.

What if my credit is not perfect?

I never decline an application. If your credit needs work, I give you a specific action plan and a clear timeline. We treat it as a strategic pit stop on your journey to homeownership. If significant work is needed, I connect you with trusted partners and we build toward your goal together.

When exactly is my credit pulled?

Step 5, and only Step 5. Only after we have completed the Buyer's Edge consultation, you have selected your loan product, and you have explicitly authorized credit execution. This protects you from unnecessary hard inquiries and ensures you are fully informed before anything is committed.

I was denied by another lender. Can you still help?

Often yes. Different lenders have different guidelines and different appetites for different loan types. I work with many clients who were told no elsewhere. My job is to find the path that others missed.
